What is a CPI Template?
A CPI Template lets you save a reusable CPI escalation setup so you can apply consistent rules to recurring charges without re-entering settings every time.
Where to Find It
Go to:
Setup → CPI Templates
Quick Steps to Create a CPI Template
1. Click Add
Create a new CPI template.
2. Complete the General Section
Fill in the required fields:

Template Name: Unique name for the template

Retroactive Method:

No retroactive: No backdated charge
-
Create a charge: Generates a retroactive charge

Retroactive Charge Item: Required if “Create a charge” is selected
-
Adjustment Frequency (months): How often CPI is applied (e.g., 12 = yearly)

Next Adjustment Date: Start date for the next CPI cycle

Terminate Date (optional): Stops future CPI adjustments
3. Configure the Calculation Method
Choose one method:
Option A: Current Year vs Last Year

Calculation Method 1: Select this option

Previous Index Date: Date used to compare prior CPI

Index 1 / Area 1: CPI index and geographic area
Option B: Current Year vs Base Year

Calculation Method 1: Select base year method

Base Year Index: CPI index used as baseline

Base Year Index Date: Date of baseline CPI

4. (Optional) Add a Second Index
Use when lease requires dual CPI logic:

Calculation Method 2: Optional second method

Index 2 / Area 2: Second CPI index and region

Use Index:

Greater → Uses higher result
-
Lesser → Uses lower result

5. (Optional) Add Calculation Modifiers
Refine results using:

Stop Percentage: Maximum increase allowed

Floor Percent: Minimum increase applied

Cap Percent: Upper limit of increase
-
Lease Factor: Applies lease-specific scaling
6. Save the Template
Click Save to store your template.
