Open Recovery Templates

Go to:
Setup → Recovery Template

Click Add to create a new template.

Complete Recovery Template
Required

Template Name
Enter a unique name for the template.
Optional

Accounting Method
Select Cash or Accrual
(Must match your Core Intacct configuration.) -
Process Recovery Every
Enter the frequency (in months). -
Pro-Rata Share Decimals
Specify the number of decimal places for pro-rata calculations.

Add Expense Categories
-
Click + Add New to create an expense category.

Required Fields
-
Expense Category
Enter a descriptive name. -
Variable / Fixed
Select the appropriate type. -
GL Accounts
-
Click the GL Account selector
-
Search for and select each relevant GL account
-
Click OK

Configure Expense Category Options

Optional Settings

Subject to Admin Fee
Enable if this category is included in admin fee calculations. -
Unit Sq Ft
Select the unit square footage type used in calculations. -
Property Sq Ft
Select the property square footage type used in calculations. -
Manual Percentage
Enter a percentage if calculations should override standard allocation. -
Actual Expense
Enter a manual expense amount if needed.

Reconciliation Controls (Optional)

Enable Charge Reconcile to apply reconciliation.

When enabled, all fields below are required:

Reconciliation Basis Calculation Method → RE/Recov basis

Reconciliation Calculation Method → RE/Reconcile

Adjustment Item ID
Select the appropriate Real Estate item from Order Entry.

Administration Fee (Optional)
-
Enable Administration Fee to apply admin charges.

When enabled, all fields below are required:

Admin Fee Basis Calculation Method → RE/AdmFee Basis

Admin Fee Calculation Method → RE/AdmFee Chg

Adjustment ID
Select the appropriate Real Estate item from Order Entry. -
Admin Fee Percent
Enter the percentage used to calculate the fee. -
