Sage Intacct Real Estate enables you to create, send, manage, and accept renewal offers for leases managed within the application. To generate a lease renewal offer, please complete the following steps.
Adding a Lease Renewal Offer to Sage Intacct Real Estate

From the home screen of Sage Intacct, go to Applications and select Real Estate > Real Estate Module > Real Estate Module to navigate the nested menus and reach the Real Estate Module.

From the Main Menu, select Tasks > Lease Renewal > Generate Lease Renewal Offers.

This will take you to the Lease Renewals window enabling you to locate the lease requiring a renewal. Complete the four form fields in the Dates box to find the lease.

In the From field type in the date the lease began using an MM-DD-YYYY structure.

In the To field type in the date the lease expires using the same structure.

Select the relevant Property from the dropdown menu. Note that the property must already exist within Sage Intacct.

If working with a multi-unit property, select the appropriate Floorplan using the dropdown menu. Note that the floorplan must already be added to Sage Intacct.

This will generate a list in the Renewals window of all leases that meet the search terms defined in Step 3. Each lease has a checkbox in the left column. Tick all checkboxes for leases that need renewal offers.

In the top right of the screen, click Renew.

You will be taken to another screen with a pop-up window titled Markup Percentage. This will allow you to set new rates for a Month to Month, 6 Month, and 12 Month lease based on the existing rate. Input the percentage increase for each term option.

Click Apply to confirm and dismiss the pop-up.

Add an expiration date for the renewal offer in the Offer Expires box using a MM-DD-YYYY structure.

Each lease ticked in Step 4 is listed on this screen as a collapsible menu. Expand each menu to view the lease terms in detail.

The Lease Term box shows potential end dates for a new lease according to Month to Month, 6 Month, and 12 Month terms.

You can also add a custom term length by clicking + Add new found towards the bottom of the Lease Term box.

Beneath this box is basic information about the lease and tenant, including the unit name, tenant name, current charge, market rate, floorplan, and offer status. This too is a collapsible menu that can be expanded.

Expand the submenu to reveal more detailed information about the renewal offer. Here you can customize the markup percentage for different lease term lengths using the text boxes in the Markup Column. This will calculate a dollar figure in the New Amount column.

A summary of the offer will be visible under the Offer Total header.

Once the offer is calibrated for the selected lease, click the ✅ icon found under Offer Status to confirm the renewal offer. The circle surrounding the check will turn green when activated.

Repeat steps 8-9 for all leases needing renewal offers.

In the top right of the window, click Generate Renewal Offer.

This will return you to the Lease Renewals window from Step 3. In the top right corner, a notification tab with a green checkmark should read Offer Created.
Renewing a Leasing in Sage Intacct Real Estate
Renewing a lease after the offer letter is accepted is a simple process in Sage Intacct. Please follow these steps.

From the Home screen, go to Applications and select Real Estate > Real Estate Module > Real Estate Module to navigate the nested menus and reach the Real Estate Module.

From the Main Menu, select Tasks > Lease Renewal > List Lease Renewals.

This will take you to the Lease Renewal Confirmation window enabling you to locate and accept lease renewal offers. Complete the four form fields in the Dates box to find the offer.

In the From field type in the date the offer began using a MM-DD-YYYY structure.

In the To field type in the date the renewal offer expires using the same structure.

Select the relevant Property from the dropdown menu. Note that the property must already exist within Sage Intacct.

If working with a multi-unit property, select the appropriate Floorplan using the dropdown menu. Note that the floorplan must already be added to Sage Intacct.

This will generate a list in the Offers window of all renewal offers that meet the search terms. Click the blue Renew button on the right for the offer you wish to confirm.

You will next be taken to another window with relevant details of the renewal.

In the Lease Term box, tick the checkbox next to the lease term chosen by the tenant.

Expand the nested menu to reveal Base Rent Changes. Change the final markup percentage as necessary in the Markup column.

Click Confirm Renewal in the top right corner.

This will return you to the Lease Renewals window from Step 3. In the top right corner, a notification tab with a green checkmark will read Offer Created.

The lease should now be updated and renewed according to the new terms. You can confirm this by navigating from the Main Menu. Select Tasks > Manage Leases > Leases.

This will take you to the Leases window listing all future, active, and terminated leases. Use the search fields to locate your lease.

Once found, confirm the Start and End dates listed with the lease are updated to reflect the terms of the renewal.

Click View on the lease to review its details.

In the View Lease window, confirm the Important Dates box reflects the updated Lease End Date.

Select the Recurring Charges tab. The dollar figure under the Current Amount header should reflect the updated monthly rent charge.

Click the 👁 to summon a pop-up window that shows a history of recurring charges over the life of the Lease. The new rate with an updated Effective Date should be found at the bottom of this list. Confirm the Effective Date, Amount, and Frequency are accurate.

Finally, return to the Lease Renewal Confirmation page by navigating from the Main Menu and selecting Tasks > Lease Renewal > List Lease Renewals.

Use the search fields to locate the Lease Renewal Offer. If the offer does not appear in the Offers box, this is the final confirmation of a successful lease renewal.
